If you work with Settlement Statements, you're already aware that the existing Housing and Urban Development Forms 1 & 1A were replaced by Consumer Financial Protection Bureau forms which became effective August 1, 2015. The replacement forms are the Loan Estimate and Closing Disclosure forms. These two new forms are the main reason we’ve updated our HUD application after 6 years of free upgrades.
After all that time, you didn’t expect we would simply add two new forms, did you? Of course not. We’ve incorporated every new programming technique and user-friendly feature we’ve learned over the years in order to access the best Windows has to offer. On top of that, we've added a Mac OSX version!
Windows—Housing and Urban Development Forms/Loan Estimate & Closing Disclosure (HUD4) is compatible with Windows 10, Windows 8, Windows 7, and Windows Vista.
Mac OSX—Versions 10.8 and higher.
Microsoft Word - Word is required for previewing and printing forms. This is true for both the Windows and Mac OSX versions.
Completely redesigned data entry screens—our new screens are as easy to look at as they are to work in. The tree view keeps all forms one mouse click away and the background shading and screen fade-ins make text reader-friendly. Of course, the best screens duplicate the paper forms in order to be more readily comprehended by the viewer; the new HUD4 screens are all that and more!
Addendum Forms—these forms are for including entries that won't fit in the area provided on the government-published forms (see a sample). This new function is a hit with offices that told us they never had enough blank lines.
Infinitely Modifiable—Because everything is previewed in Word before printing, your printed forms are as extensively modifiable as any Word document would be.
Included Forms—
HUD Settlement Statement Form 1
HUD Settlement Statement Form 1A,
HUD Good Faith Estimate,
CFPB Loan Estimate,
CFPB Closing Disclosure,
Settlement Check (up to 20 per file), and
Tax Proration Table (click here for screen illustration).
Flexible Data Entry—if you want to enter text where the form expects a dollar amount, go right ahead. Plenty of apps would give you an error message that forced you to enter a number or nothing.
Ghost Prompts—in certain fields you'll see gray text suggesting the type of entry that is expected for the field. Once you complete the field, the ghost prompt disappears. They are invisible when a form is printed.
Quick Help—Right click your mouse on many fields and you get help as to the data source for the field in question.
New Fields—for "paid outside closing" (POC) amounts.
Print-Shop-Perfect Forms—All form previewing and printing is done via Microsoft Word for professional-looking forms on any paper size, unlimited formatting, and the ability to access exotic print functions.
PDF File Conversion, Emailing, Spell-Checking—once your documents are previewed in Microsoft Word, all these functions and more are readily available and easily accessible.
PDF Resources—over 200 pages of government instructions, guides, completed samples and more.
